CB Amministrazioni has been paying close attention to environmental protection and sustainability for many years. In 1990, we proposed and oversaw the installation of the first condensing boilers in residential buildings. Even at that time, this technology represented a highly advantageous choice, although it was not yet as widespread as it is today.
In addition to reducing nitrogen oxide and carbon monoxide emissions, condensing boilers also offer significant economic benefits, allowing for substantial savings on energy bills. Thanks to heat exchangers, condensing boilers recover heat from the return water of the heating system, fully utilising the thermal energy generated by combustion that would otherwise be lost in traditional boilers.
Today, we manage highly technological residential buildings featuring centralised underfloor heating and cooling systems, powered by heat pumps or by cogeneration and geothermal systems, as well as solar thermal and photovoltaic installations.

Professional Certificates and Certifications
The management of properties, whether individually owned or in condominiums, requires knowledge in economics, technical matters, law, taxation, and interpersonal relations. It is therefore a central role in the overall process of property management, and in particular condominium management. A property manager, in addition to enforcing national laws and other local regulations directly or indirectly related to real estate, also acts as an executor of mandates and as a mediator among the various parties involved.
For this reason, the profession must be exercised with dignity, professional conscientiousness, integrity, loyalty, competence, discretion, and respect for clients, condominium residents, principals, and colleagues.
The certification framework for Condominium Administrators has been established in accordance with the UNI 10801:2016 standard, relating to “Unregulated Professional Activities – Condominium Administrator: Knowledge, Skills, and Competence Requirements,” the Italian Law 220/2012 “Amendments to the Condominium Regulations in Buildings,” and has been developed based on the UNI CEI EN ISO/IEC 17024:2012 accreditation standard.

Claudio Barzaghi, owner and head of the Firm with over twenty years of experience in both technical and administrative fields, directly manages relationships with the condominium by personally meeting both residents and board members.
He has managed and continues to manage condominiums with over 300 residential units, multi-building complexes (supercondominiums), and shopping centers.
Thanks to his technical background, he is qualified to draft specifications, technical reports, and construction site accounting.
Driven by his passion for technology, he was among the first property managers in Italy to launch a website where every resident, using their own login credentials, can view contracts, estimates, assembly minutes, invoices, accounting records, and other condominium documents. Meanwhile, the public section provides access to regulations, laws, and court rulings regarding condominium administration.
Among the most recent certificates obtained are the TUV certification, the certificate for the person responsible for the control and coordination of maintenance activities for materials containing asbestos (including the drafting of maintenance and control plans), and the auditor certificate.

She obtained a Master’s Degree in Business Economics, specializing in Chartered Accountancy, during the 2006-2007 academic year.
During and after her studies, she worked at a firm of associated Chartered Accountants in Turin. She completed a three-year internship required to sit the state exam for qualification as a Chartered Accountant.
She has been working at CB Amministrazioni sas since 2008. She completed the professional training course for condominium managers in accordance with Ministerial Decree (DM) 140, as well as subsequent professional development courses.
To this day, she practices the profession with passion and dedication.
Luca Limiti, a certified surveyor (Geometra), has earned qualifications as a consultant and designer of solar thermal and photovoltaic systems.
His expertise in the renewable energy sector has been further enhanced through constant professional development regarding new regulations and incentives for the upgrading of buildings managed by the Firm.
He completed his professional training with Anaci Milan and participates annually in the mandatory development courses required by Ministerial Decree (DM). Since 2017, he has been managing condominium administration and is a member of Assiac.
